FAQs
Below, we’ve answered frequently asked questions to explain our role as independent brokers and how we help you navigate the complexities of the planning system.
What is the primary role of Arcadian Estates?
Arcadian Estates acts as a specialist land agency advising landowners on the sale of land for residential development. Our role is to assess development potential, advise on value, and introduce land to suitable developers, helping guide the process through to sale.
What size land parcels do you typically work with?
We advise on a wide range of land with potential for residential development, including greenfield, brownfield, and edge-of-settlement sites. Each site is assessed individually based on planning context and market demand rather than size alone.
Do you charge a fee for your initial land appraisal?
Initial conversations are informal and designed to help landowners understand their options. These discussions allow us to review the land at a high level before outlining possible next steps.
Can you help with sites that are currently in the Green Belt?
Securing development on Green Belt land is a speciality of ours, though it requires a long-term strategy and a deep understanding of “special circumstances.” We have successfully promoted these sites for many years, helping them secure housing allocations despite their protected status
What is meant by "discreet marketing" in land sales?
Many of our clients prefer not to have their land openly advertised on the public market to maintain privacy and prevent speculative inquiries. We use a targeted approach, presenting the opportunity directly to a hand-picked group of qualified buyers who we know are actively looking for land in that specific area.
Does Arcadian Estates buy the land directly?
We do not buy land directly. Our role is to act as an independent advisor and agent for landowners, helping secure interest from developers and negotiate suitable terms.
Can you help with brownfield or contaminated land?
We advise on brownfield sites and understand the additional considerations these sites can involve. Our role includes helping position such land appropriately within the development market.
How long does it take to sell a piece of land?
Timescales vary depending on planning status and market conditions. Some land can be sold relatively quickly, while other sites may require a longer-term approach before a sale is achievable.
What happens if a site has been turned down for planning before?
A previous refusal does not automatically rule out future potential. We review the planning history alongside current policies to assess whether circumstances may have changed.
Is your expertise limited to the Cheshire area?
Although our office is based in Cheshire, we advise landowners across England and Wales. Our work is not limited to a single region.
How do you handle the legal side of the transaction?
We remain involved throughout the negotiation process, working alongside solicitors and other advisors to help ensure agreed terms are followed through to completion.
Do you deal with land for non-residential uses?
Our primary focus is residential development land. Where appropriate, we may also review land that has potential for other uses, but any advice is based on planning context and market suitability rather than assumptions. Each site is considered on its individual merits.
How do I get started with Arcadian Estates?
You can contact us directly to arrange an initial discussion. From there, we review your land and outline potential options based on its circumstances.
What information do you need to review my land?
Basic details such as location, size, ownership, and any existing planning history are usually enough to start an initial assessment. Additional information can be reviewed as discussions progress.
How do you determine the value of a development site?
We advise on brownfield sites and understand the additional considerations these sites can involve. Our role includes helping position such land appropriately within the development market.
